We are working with a leading national housebuilder to recruit an experienced Quantity Surveyor to join their Commercial team. This is an excellent opportunity to take ownership of the financial and contractual management of a residential development, ensuring projects are delivered efficiently, profitably and to the highest standards.
The Role
The Commercial department plays a key role in delivering quality homes while maintaining strong cost control across developments. As a Quantity Surveyor, you will be responsible for the commercial management of a live site, working closely with construction, technical and sales teams to ensure budgets, procurement and financial reporting are managed effectively throughout the build programme.
Reporting into the Senior Quantity Surveyor / Commercial Manager, you will oversee all cost-related aspects of the development, from site start budgets through to final account, ensuring financial targets are met and value is maximised across all trades.
Key Responsibilities
- Manage the commercial performance of a residential development from site start through to completion
- Maintain robust cost control processes in line with company procedures
- Prepare and manage development budgets, cost forecasts and monthly valuations
- Monitor and report on financial performance, including cost-to-complete and value reconciliation
- Procure subcontractors, materials and services through a structured tendering process
- Prepare subcontractor recommendations and manage orders, variations and payments
- Identify value engineering opportunities to ensure best value across all trades
- Manage and agree variations while maintaining strict budgetary control
- Work closely with site teams and subcontractors to maximise efficiency and productivity
- Attend and contribute to project and commercial meetings, presenting the financial position of the development
- Ensure compliance with relevant regulations including Building Regulations, NHBC standards and Health & Safety requirements
- Produce accurate commercial reports and support the wider commercial team as required
You will ideally have
- HND (or higher) in Quantity Surveying or a related discipline
- Valid CSCS card
- Strong knowledge of residential construction and current market rates
- Proven experience managing costs across multiple trades within housebuilding
- Excellent numerical and analytical skills with strong attention to detail
- Ability to prepare and manage budgets, valuations and financial reports
- Strong IT skills and experience using commercial management systems
- Good understanding of Building Regulations, NHBC standards and Health & Safety requirements
- Strong communication skills and the ability to build relationships with internal teams and subcontractors
- A proactive approach and the confidence to take ownership of projects
